Resident essentials
Start the application online and submit the fee and all requested documentation for every intended occupant age 18 or older. A complete file helps IPS begin screening without avoidable delays.
Contact IPS about the specific property and current showing options. Applying does not reserve a home; approval and all property-specific deposit or lease requirements must be completed before a home is secured.
Once the application, fee, and all required documents are received, a decision is generally made within five business days.
The standard IPS lease term is generally one year. Any different term must be confirmed for the specific property before lease signing.

A home cannot be held before the required application, approval, and property-specific deposit or reservation steps are completed.

The security deposit is handled according to the lease and applicable Michigan law. After move-out, eligible deductions may be made for resident-caused damage or other permitted charges, and the remaining balance is processed with the required accounting.

Pet approval depends on the property owner, the lease, and current IPS requirements. Contact IPS about the specific home, permitted animals, applicable restrictions, and any required fees before bringing a pet into the property.
Submit written notice according to your lease—generally at least 30 days—through the resident portal or the communication method directed by IPS. Continue following the lease until IPS confirms the move-out instructions and possession date.
Contact IPS before making changes. A departing resident may remain responsible under the existing lease unless IPS approves a qualified replacement or a remaining resident qualifies and all parties complete the required new documentation.
