Why should I hire a professional property management company to manage my property?

How can I find out what my property will rent for?

We can help you to perform a market analysis of comparable rental properties in the area to determine the right amount of rent to charge. Based on the location of your properties, the amenities, and the current market demand, we can come up with an optimal amount of rent to charge.

How will you market my property?

We utilize 2 paid online services to market our client’s properties. These services post listed properties on over 40 sites on the internet to create a high amount of demand for advertised homes and apartment units. Also, due to our high quality of service to our existing tenants, we also receive referrals from them. We pay a referral fee to a tenant who refers good, qualified, interested parties, which is another method to help is get marketed properties rented quickly.

What process do you use to screen potential tenants?

We use a combination of thoroughly examining the properties applications and reviewing the applicant’s rental, work, and credit histories in making our decisions. We have tweaked our screening process over the years to get it where it is now. Knowing that having the right tenant in our client’s properties being half the battle, we know we must be as thorough as possible.

How will I know what is going on with my property?

IPS Management provides a monthly financial statement along with a monthly email update on each of your properties. The financial statement shows how much money is available at month’s end on your client account and a monthly income statement. We also send a year-end statement for you and your accountant/tax preparer. Available funds are sent via ACH each month to your business bank account.

How do you handle maintenance requests?

We handle maintenance requests through either our in-house maintenance team or through licensed contractors.  We assess each repair, and determine whether it is “normal wear and tear” or if a tenant charge will be assessed.  On repairs above a $250 threshold, we communicate with owners to make a decision on how to proceed.
