How do I submit a rental application?

Applications can be submitted online, via email, or in-person at our office or when you view a property. Employment and any other documentation should be submitted with the application to ensure quick processing. Feel free to contact our office directly for any questions.

Is it possible to apply for a rental sight unseen?

With the COVID-19 pandemic still affecting us all over the country, applying for a rental sight unseen is something that you can do. However, when we show rental properties, we have safety precautions in place to make sure we are doing the utmost to protect all visitors to a rental property and ourselves. Rentals are sanitized before and after showings, and a mask is required to enter. We also limit the number of people during a showing to 4 people maximum.

How long does the rental screening process take?

After you apply, application fee and all necessary documents, we usually have a decision within 2-5 business days.

How long is the typical lease?

Our standard lease is one year. However, under certain circumstances, the lease length can be shortened.

Do you accept Section 8 vouchers?

This decision is made on a property by property basis, but we do accept Section 8 vouchers in most cases.

Can you hold a place before I apply?

We cannot hold a house before an application has been submitted, approved, and a security deposit has been paid. We encourage everyone to fill out an application while you’re looking for that perfect house. Then, once you find the home you want, you can come in and reserve it with your security deposit and a signed lease.

How much do I need to pay before I move into the property?

Before you can move into the property, you will need to pay the security deposit and first month’s rent.

How old do you have to be to apply?

You must be at least 18 years old to apply to rent a home managed by IPS. Also, anyone planning to live in the home age 18 or over is required to apply.

Is the security deposit refundable?

Yes, the security deposit will be refunded after a tenant moves out and the house is inspected for any tenant related damage. If there has been damage to the home that is not normal wear and tear, the repair amount will be deducted from the initial security deposit paid.

We follow Michigan Landlord Tenant Law regarding the time it takes to refund any security deposit.

How do I pay rent?

You can pay rent online (debit card, credit card, or bank account), mail/drop off a certified funds check (money order or cashier’s check) at the office, or visit a Bank of America branch and make a deposit with the teller into the IPS Management LLC account. IPS does NOT ACCEPT CASH at the office.  

Do you accept pets?

Contact our office to discuss this with our Operations Coordinator. The primary consideration will be whether the house owner will allow a pet and/or is an acceptable pet breed per your lease. There is also a $250 non-refundable pet fee per pet living in the home.

My lease expiration is coming, and I want to move out. What do I do?

We require all tenants to put in a 30-day written notice, which can be done electronically through the Tenant portal, emailing the Operations Coordinator, or coming into our office.

I want to move out, but my roommate wants to stay. What do I do?

It really depends on the situation. You can move out, but you will remain on the lease and still be liable for the rent unless your roommate either finds another qualified person to take your place or they qualify for the house on their own. In either case, we would need to sign a new lease agreement.

Who is responsible for paying for repairs & maintenance requests?

Owners are responsible for all usual maintenance such as roof, plumbing, electrical, and any structural work that needs repair as long as it was not the result of tenant misuse. Tenants will be responsible for work that was caused by misuse…such as holes in walls, toilets clogged by toys, feminine products, etc.
